Villa Aroor is a 120+ year-old bungalow in Koppa, Karnataka. This ancestral home was carefully restored by Namitha Rao, a third-generation planter. Once a manager’s residence, it now welcomes guests with open doors. Tea and coffee plantations surround the property, offering stunning views and fresh air.
Namitha’s grandfather bought the estate in 1955. She grew up visiting the plantation and always felt connected to her roots. Leaving her IT career behind, she returned to the estate over a decade ago. Her love for hosting and meeting people inspired this transformation.
Each room in Villa Aroor reflects the history and effort behind this home. Namitha’s sister handles finances, while her husband manages the homestay’s social media. Together, they run the space with care and attention.
This bungalow is a homage to family, heritage, and Namitha’s vision. Guests experience a unique mix of history and comfort here. Villa Aroor is her way of sharing her family’s legacy with the world and leaving her own mark.
Villa Aroor has four uniquely built rooms named after their floor and wall colors. Everything is on the ground floor, making it easy to move around. Each room has a simple design that goes with the house. The spaces feel open, with plenty of light coming in.

Price Description: The price is for double occupancy and includes all taxes and accommodation with the meals mentioned below.
Meals: Breakfast, Lunch, Dinner
Extra Note: Driver accommodation available at the rate of 1250 inclusive of all meals
Third Person/Child: Single occupancy is available at 70% of the room's price. Triple Occupancy is available at the rate of 3000. Adult: 3000/-, Child price: 1500/- (8 to 14 years), Up to 8 years - Complementary.
Raahghar Payment Terms: Reservation is confirmed with an advance payment of 50% of the total amount at the time of booking. The balance payment is to be made 7 days prior to check-in.
Cancellation Policy (Indian Passport Holders Only):
In case of a cancellation due to any unforeseen circumstance a credit note will be issued by the property to the guest for the amount paid till date.
The credit note will be valid for use within one year from the period of booking. The guest can redeem the credit note against the amount of any future booking within a year and pay the balance if any as per the rates applicable on that date. This credit note is also transferable and can be used by the guest/transferee only once within the stipulated date.
